Thank you for choosing Shutters by the Sea Kiama. To ensure a seamless and enjoyable experience for all our guests, please review our booking policies, payment structures, and house rules below.

1. Payment & Deposit Policy

To secure your dates at our waterfront retreat, full payment is required at the time of booking.

• Direct Deposit: We highly recommend paying via direct bank transfer, which incurs no additional fees.
• Credit Card Payments: Payments made via Visa or Mastercard will incur a 1.9% surcharge. International card payments will incur a 3.5% surcharge.

Your payment is fully protected and refundable in accordance with our cancellation conditions below.

2. Cancellation Conditions & Travel Insurance

We understand that travel plans can change unexpectedly. Because we are an exclusive boutique property, we must strictly enforce our cancellation window:

• Cancellations made 5 days or more before arrival: You will receive a full refund of your booking deposit.
• Cancellations made less than 5 days before arrival: A charge equal to the full booking amount will apply.
• No-Shows & Early Departures: In the event of a no-show or a reduction of your stay after the arrival date, the full cost of the booking is non-refundable.

💡 Important Note: If you must cancel within the 5-day window, we will make every effort to rebook the dates. If successful, we will gladly refund you accordingly. We strongly advise all guests to purchase comprehensive travel insurance to cover any unforeseen disruptions to their travel plans.

Please note: Bookings made via Online Travel Agencies (OTAs such as Booking.com or Airbnb) are subject to the specific cancellation policies listed on their respective platforms.

3. Guest Restrictions (Adults-Only Accommodation)

Shutters by the Sea Kiama caters exclusively to adult guests looking for a peaceful coastal escape.

• Age Limit: We welcome children over the age of 12 when accompanied by a supervising adult.
• Maximum Occupancy: A strict maximum of 2 guests applies to the property..
• Promotions: Please note that all special offers and promotional discounts are valid for off-peak dates only.

4. House Rules & Community Guidelines

To maintain the quiet enjoyment, good order, and pristine condition of our community, management strictly adheres to the Department of Fair Trading and Kiama Council Guidelines.

• 🔑 Check-In: From 2:00 PM
• 🔑 Check-Out: By 10:30 AM
• 🚭 Smoking: Strictly prohibited anywhere on the premises.
• 🐾 Pets: Pets are not permitted at the property.
• 🤫 No-Party Policy: We maintain a strict no-party and no-excessive-noise policy to respect our neighbours.
• 👥 Registered Guests Only: The person booking must be 18+ years of age and must be one of the guests staying at the property. Only guests registered on the booking are permitted on site; outside visitors are not allowed without prior permission from the owners.

Any breach of these house rules will result in guests being asked to leave the property immediately without a refund.
